This object is placed at the bank of river Sava/a promenade quay on the north part of the narrow
city area whose façade are seen with the banks of a neighboring state.
The object has two floors Po+P+2+M.
Position of the object:
The building is projected as residential business building and it has 924.00m2 of area. It is separated through floors on the following functional units:
A basement has three parking places. The rest of the basement is tenant’s pantries (4). Access
to a garage is through a ramp with 12% of a slope. There are a business office with a bathroom and a bathroom for clients at the first floor. Windshield, hall and staircase make the entrance in the residential part.
The floors of the building are provided for housing units with a different structure. The first and the second storey have two housing units. A bigger three-room flat with 97m2 of area, and a smaller two-room flat with 63.18m2 of area. The attic has a bigger luxury housing unit with four rooms and a living room with 150.44m2 of total area.
Walls and ceilings
Party walls inside the flats are built with giter blocks with 10cm of thickness. The walls between
flats are made of giter blocks with 20 cm of thickness. The constructing of air canals and walls
are made with 7 cm siporeks.
All inner walls and ceilings are plastered with ready-made mixture. The walls are processed
with a dispersive color. The bathroom and kitchen’s walls are made with ceramic tiles with
glue and it is top class. All ceilings are polished and colored with the white dispersive color.
Façade
Façade walls have thickness of 25cm and they are made of giter blocks. The walls are combined with different finishing process: the façade walls “DEMIT” with finishing spread in two tones of beige and white color: façade processing in stone plivit and processing of façade in an old brick façade.
Floors
The floors in the living rooms and room are beech parquet glued on the floor’s base and it is final ground and lacquered.
The floors in the halls and offices are granite ceramic tiles. The floor in the kitchen and bathroom is made of ceramic tiles built with glue. The floor in the bathroom is constructed to have a pitch towards a kennel. In the halls of the building and staircase the floors are processed with granite
ceramics. The floors on the balconies are made of the top ceramic tiles placed in cement plaster or glue. The floor in the basement and ceiling is smoothened 5 cm cement screed. Final processing of pasarelas and external staircases is made of cement elements 60x60 with 4cm of thickness.
Windows and doors
The doors inside flats are wooden, covered with natural oak veneer, protected with appropriate
spread. A street door of the flats are steel door with a special lock and a coded key. A street
door in the residential part are made of aluminum profiles in the brown color with full panels
and glassed with izo glass 4+12+4 mm. Also, it has an electric lock connected with an
intercom system and with a self-closing mechanism. Windows and balcony doors are made
of aluminum profiles in the brown color glassed with izo glass 4+12+4mm. The thickness of
glass is 6+12+4mm on the ground floor. The windows have venetians blind in a golden color.
Installation
The building is designed as a quality and modern object which has complete installation: water
system, sewerage system, fire hydrants system, electrical system with strong and weak currents
(TV, intercom, Cable TV), installation of floor heating. This is all made by modern standards and
regulations. The bathrooms have all necessary equipment. This means that the bathrooms have
sanitary equipment. This installation is performed by urban technical requirements.
